What an AMC is
An AMC is an agreement for regular maintenance over a year, with a set scope of work and a response promise when something goes wrong. The point is to catch small problems before they become big ones, and to have a team that already knows your home when you need them.
What a typical AMC covers
Most residential plans are built around the systems that need the most attention.
- Air conditioning: routine servicing, cleaning and checks, which matter most before and during the summer.
- Plumbing: taps, drains, water heaters, and small leaks before they spread.
- Electrical: points, fittings, the distribution board, and safety checks.
- General handyman work: the small fixes around a home, from a sticking door to a loose fixture.
A good plan also includes scheduled preventive visits, not only repairs, because the value of an AMC is in stopping the breakdown, not just fixing it.
Scheduled visits versus call-outs
There are two halves to most contracts. The first is planned, preventive maintenance: a set number of visits across the year where the team services the AC, checks the plumbing and electrical, and looks for anything that needs attention. The second is reactive cover: when something breaks, you call, and the response is part of your plan rather than a fresh negotiation every time. The clearest contracts spell out both, so you know how many planned visits you get and how quickly someone will come when there is a problem.
How plans are usually structured
Plans are normally offered in a few tiers, so you only take the cover you need. You will often see them split two ways. One is by level of cover, from a basic plan that handles the essentials to a comprehensive plan that covers more systems and a faster response. The other is by property type, with separate plans for an apartment, a villa, and an office or small commercial unit, because each has different needs. The right tier depends on the age of your home, the systems in it, and how much you would rather not deal with yourself.
What is usually not included
It helps to know the edges. Major replacements, like a whole new AC unit or a full rewire, are normally quoted separately rather than covered by a routine plan. The same goes for renovation work, cosmetic upgrades, and damage caused by misuse. A clear contract spells out what is in and what is extra, so there are no arguments later. Always read the scope before you sign.
Is an AMC worth it?
For most owner-occupiers, it comes down to whether you would rather manage a list of separate trades or keep one accountable team. An AMC trades a string of one-off call-outs for a planned relationship, and it tends to pay off most in homes with heavy AC use, older systems, or owners who simply do not want the hassle of finding someone every time.
