What a villa modification NOC is

A villa modification NOC is the consent that lets you change a villa. The community developer, Emaar or Nakheel for example, confirms your plans respect the community rules before any building permit is issued.

When you need a Dubai Municipality building-modification permit

On the Dubai mainland, most real renovation work beyond simple cosmetic changes needs a Dubai Municipality building-modification permit, especially anything affecting layout, plumbing, electrical or structure. The application needs proper drawings and a licensed contractor.

The community developer NOC (Emaar or Nakheel)

Emaar communities issue an Emaar Community Management home-modification NOC; Nakheel communities issue a Nakheel Community Management NOC. We arrange the right one for your community.

Where the permit body changes: DM mainland, Trakhees on the islands

The building-permit body depends on where the villa is. On the mainland it is Dubai Municipality. On Palm Jumeirah, Jumeirah Park, Jumeirah Islands and Al Furjan it is Trakhees. We confirm the route for your villa before we start.
